Abodient is a UK property management platform built around a personal AI agent called Alfred.
Most property software assumes you have staff. Abodient assumes you do not. It is built for self-managing landlords, HMO operators, and the letting and managing agents who run portfolios on behalf of owners — people handling tenant messages between other commitments, who cannot afford to miss a statutory deadline.
What Alfred does
Alfred is the part that makes Abodient different. When a tenant reports a problem, Alfred does not simply file a ticket for someone else to read later. It asks the diagnostic questions a competent property manager would ask, works out whether the issue is the landlord's legal responsibility or the tenant's, decides whether a professional is genuinely needed, finds a suitable contractor, negotiates a time that works for both the tenant and the tradesperson, and confirms the booking. The landlord approves anything that costs money or carries risk, and is otherwise left alone. Conversations happen over the channel each party already uses, including WhatsApp, email and Telegram.
Compliance you cannot afford to miss
UK letting is heavily regulated and the penalties are real. Abodient tracks every statutory obligation against its deadline: gas safety certificates, EICR electrical reports, EPC ratings and the MEES minimum standard, deposit protection and prescribed information, smoke and carbon monoxide alarms, HMO and selective licensing, and the paperwork introduced by the Renters' Rights Act. Each gap is shown with the financial exposure attached to it, in pounds, so it is obvious which thing to fix first.
Finance and tax
Rent is reconciled against what was actually due, expenses are categorised as you go, and the platform files Making Tax Digital for Income Tax returns directly to HMRC. Landlords crossing the MTD threshold can see their quarterly position at any point without exporting anything into a spreadsheet.
Everything else
A chatbot reads your own portfolio — properties, tenancies, documents and finances — alongside UK legislation, so a question like whether you can raise the rent on a particular flat is answered against your actual data rather than in general terms. Documents are searchable by meaning, not just filename. Tenants get their own portal.
Pricing
Free forever for a single property. £19 a month covers two to ten properties, with a discount for annual billing. Thirty-day trial on paid tiers, no card required.
Abodient is built and run in the United Kingdom, and every compliance rule it enforces is drawn from current England and Wales legislation rather than a generic international template. That matters because most property software sold to UK landlords was designed for the American market, where the deadlines, the certificates and the deposit rules are entirely different.
